The villa is situated on private land of over 40.000 m2, part of a group of 6 independent villas, just above the famous Blue Caves and 20 minutes boat ride to the famous Navagio – the Shipwreck.The area is 30 km from the main town and airport and 2.5 km from the small port of Agios Nikolaos, which connects Zakynthos with Kefalonia (1 hour by ferry boat).
Villa Abelie has direct access to the sea by way of a stone path constructed with great care leading down to the sea and to the impressive Priest's Cave.
The villa was built according to the architectural Zakynthian tradition with natural stone and is beautifully decorated. It covers 250 m2 and has 4 spacious air-conditioned bedrooms with en-suite bathrooms, comfortable sitting/dining room with traditional stone fireplace, spacious balcony with large dining table and breath-taking sea views, fully equipped galley kitchen and a private infinity pool with hydro-massage area.
It is a perfect choice for a family or a group of friends accommodating 8 to 9 persons. The main villa has 3 bedrooms and is splitting on three levels.
Upstairs: master bedroom with a double bed and en-suite bathroom.
Lower floor: overlooking the sea living room with fireplace and exit to 60sqm covered veranda with dining table for 10 people.
Fully equipped kitchen with all modern equipment including gas oven, gas/electric hob, fridge/freezer, microwave, toaster, juicer, espresso and filter coffee machines, dishwasher and washing machine.
Downstairs: double bedroom (40 sqm) and twin bedroom (35 sqm) both with en-suite bathrooms and kitchenettes.
These bedrooms have independent entrances and their own terraces with sea view. All the bedrooms in the villa have mosquito nets.
The Guesthouse: it's an independent part of Abelie Villa, 50 sqm air-conditioned studio with his own privacy and beautiful sea view to Kefalonia Island and pool. It has large bedroom with double bed, well equipped kitchen and large bathroom. Can host 2 up to 3 persons.
The spacious kitchen is fully equipped and includes: cooking utensils, gas oven, gas/electric hob, fridge/freezer, kettle, microwave, toaster, juicer, filter coffee machine, dishwasher and washing machine. There is plenty of space for all the family to join in at mealtimes, whether preparing or just chatting about the day’s adventures.
The villa has various options and offers the perfect space for dinning both in or outdoors. There are dining tables in the kitchen and in the sitting room, as well as on the 80m2 covered balcony with amazing sea views.
Guests have the possibility to use free of charge: canoes/kayaks, snorkeling equipment fishing equipment, mountain bikes, binoculars, telescope, outdoor gym.

BOOKING & PAYMENT TERMS
Begin by selecting a property from our villa collection. You may book online or speak directly with one of our travel advisors for expert guidance and tailored recommendations. Once your chosen property is confirmed as available, you will receive the booking details and terms for approval.
Your reservation is secured upon receipt of a deposit. From that moment, our dedicated concierge team takes over, arranging all requested services and personal touches to ensure your stay is exceptional from start to finish.
To secure your booking, a deposit is required within 3 business days of signing your contract.
The remaining balance is due no later than two months before the start of your rental period, giving you flexibility and peace of mind as you plan your stay.
Prior to your arrival, a security deposit will be requested to cover any potential damage during your stay. The exact amount will be detailed in your rental contract, and your advisor can provide this information at any time before booking.
In the unlikely event that repairs or replacements are required, the deposit will be applied based on evidence provided by the property owner. Rest assured, no amount will be withheld without a thorough inspection and full transparency.
Any cancellation given more than 60 days before your arrival, the deposit of 35% is non-refundable in case of any cancellation.
Cancellation given less than 60 days before your arrival if cancellation occurs after the payment of the full amount (8 weeks prior to arrival), or due to a no-show or early departure: 100% of the renting price will be charged.
