The property is composed of two independent buildings: the Main House and the Guest House.
The Main House spans 128 sqm and opens into a spacious living and dining area that comfortably seats 6 to 8 guests. The interior blends carefully selected antique furnishings with contemporary design elements, creating a striking atmosphere of understated elegance. A marble fireplace enhances the space with a timeless warmth, while expansive windows frame uninterrupted views that fill every corner of the room.
Adjacent to the dining area is a raised, modern kitchen, fully equipped and styled in a classic black-and-white palette. Flanking this central space are two bedrooms: the Master Room and the Studio Room.
The Master Room is a corner suite with panoramic views of the volcano and the Caldera. It features a classic queen-size bed, an en-suite bathroom with shower, plasma TV, safe, and air conditioning. The Studio Room, designed with a contemporary architectural approach, overlooks the inner courtyard and offers full independence with its own access. It includes a built-in king-size bed, en-suite bathroom with shower, plasma TV, safe, mini fridge, air conditioning, and ceiling fan.
The Guest House covers 95 sqm and is arranged over two levels with a private entrance from the inner courtyard. The ground floor includes a living area with TV and ceiling fan, a dining space, a fully equipped ergonomic kitchen, and a bathroom. Upstairs, an open mezzanine with two single beds overlooks the living area, maintaining a sense of spatial continuity. The master bedroom on this level features a king-size bed, en-suite bathroom with shower, plasma TV, and air conditioning, with direct access to the charming inner courtyard.
A distinctive advantage of Villa Stemma is its rare accessibility, as the road leads directly to the entrance: an exceptional feature in Santorini.
Located in Fira, the capital of Santorini, the villa sits at the highest point of Fragomahalas, offering breathtaking panoramic views over the Caldera.
Originally built in the early 18th century, the mansion was completed before 1830 with the addition of its iconic upper floor. At the time, it housed an important collection of Archaic and Hellenistic artifacts from excavations in Ancient Thira, later donated in 1956 and now preserved at the Archaeological Museum of Fira.
Recently restored under the guidance of architect Marily Matinopoulou-Delendas, Villa Stemma has been thoughtfully updated to elevate comfort while preserving its historic character.
More than 600 years on, it continues to offer some of the most iconic views of the Aegean Sea, embodying the essence of Greek hospitality and timeless elegance.

Booking and Payment terms
Begin by selecting a property from our villa collection. You may book online or speak directly with one of our travel advisors for expert guidance and tailored recommendations. Once your chosen property is confirmed as available, you will receive the booking details and terms for approval.
Your reservation is secured upon receipt of a deposit. From that moment, our dedicated concierge team takes over, arranging all requested services and personal touches to ensure your stay is exceptional from start to finish.
To secure your booking, a deposit is required within 3 business days of signing your contract.
The remaining balance is due no later than two months before the start of your rental period, giving you flexibility and peace of mind as you plan your stay.
Prior to your arrival, a security deposit will be requested to cover any potential damage during your stay. The exact amount will be detailed in your rental contract, and your advisor can provide this information at any time before booking.
In the unlikely event that repairs or replacements are required, the deposit will be applied based on evidence provided by the property owner. Rest assured, no amount will be withheld without a thorough inspection and full transparency.
Any cancellation given more than 60 days before your arrival, the deposit of 35% is non-refundable in case of any cancellation.
Cancellation given less than 60 days before your arrival if cancellation occurs after the payment of the full amount (8 weeks prior to arrival), or due to a no-show or early departure: 100% of the renting price will be charged.
